
General Terms & Conditions
1. General
1.1 These terms apply to Flåm Retreat AS and the "Guest" (the person or entity who confirms a booking).
1.2 Flåm Retreat AS is responsible for all transactions via flamretreat.no.
1.3 We ensure our subcontractors are paid for services ordered through us. Subcontractors are solely responsible for their own insurance, permits, equipment, and staffing in accordance with Norwegian law.
1.4 The Guest booking must be 20 years of age or older. At least one person staying overnight must meet this age requirement.
1.5 Flåm Retreat AS is not liable for errors caused by the Guest’s failure to follow these terms.
2. Ordering & Booking
2.1 A booking is binding once a booking number is assigned and payment is completed. It is the Guest’s responsibility to verify that dates and details are correct.
2.2 Prices are binding once booked. However, Flåm Retreat AS reserves the right to adjust prices due to changes in taxes, fees, or other circumstances beyond our control (e.g., VAT changes).
3. Payment
3.1 Stays, activities, and packages must be paid 100% upfront at the time of booking.
3.2 All credit card transactions are handled securely by Stripe Inc. in compliance with PCI DSS standards.
3.3 Invoicing must be pre-approved. The minimum amount for invoicing is NOK 5,000.
4. Cancellation & Changes
4.1 Cancellation Deadline: Cancellations must be made at least 30 days prior to arrival (e.g., by 15:00 thirty days before). Cancellations made after this deadline will be charged 100% of the booking value.
4.2 Refunds: Valid refunds will be credited back to the original card used for payment.
4.3 Changes: To change a date or unit, please cancel and re-book or contact post@flamretreat.no. Changes may be subject to an administration fee.
4.4 Relocation: In rare cases beyond our control, Flåm Retreat AS reserves the right to move the Guest to an equivalent unit.
5. Stay & Liability
5.1 Allergy-Friendly Policy (No Pets): Flåm Retreat is a strictly pet-free and smoke-free facility to protect guests with severe allergies. If this rule is violated, the Guest will be charged a minimum cleaning fee of NOK 5,000 plus any additional costs for professional remediation.
5.2 Damage: The Guest (or guarantor) is financially responsible for any damage to the premises, equipment, or facilities resulting from negligent or irresponsible behavior.
5.3 Complaints: Any issues must be reported immediately via phone (+47 481 26 374) during the stay so we can rectify them. Claims made after departure will not be compensated.
6. Package Travel & Insurance
6.1 We strongly recommend that all Guests have comprehensive travel insurance to cover illness, accidents, or loss of luggage. 6.2 For "Packages" (stay + activity), the Norwegian Package Travel Act applies. Cancellation protection may be purchased through your insurance provider to cover sudden illness or serious events. Documentation (e.g., medical certificate) is required for insurance claims.
7. Force Majeure
7.1 Flåm Retreat AS and its subcontractors are not liable for circumstances beyond our control, including but not limited to: natural disasters, extreme weather, war, or prolonged utility interruptions (water/electricity). In such cases, both parties may withdraw from the agreement.
